Every house comes with an A2 BER rating that provides excellent efficiency and high levels of floor, wall and roof insulation. These houses have a centralised mechanical extract ventilation system with no draughty background room vents. The airtight construction of these builds ensures minimal heat loss through the building fabrics. Mechanical and electrical expertise is at the forefront of these houses. Each build allows for high-speed fibre broadband, all of which are pre-wired for Virgin Media. There is also a generous allocation of sockets and data points that are in line with modern-day technological demands. For television use, there are points in the living rooms and master bedrooms. For comfort and aesthetics, the ceilings are 9ft in height on the ground floor giving a great sense of space. Throughout the homes, there are shaker doors internally with modern chrome ironmongery. Rooms are painted in neutral tones. These builds feature custom-designed modern kitchens with selected worktops that are also continued on the wall to form the splashback. The exteriors are block-built houses with painted render/brick front facades. The windows, which are supplied by Munster Joinery, are energy efficient and 'Future Proof'. Also provided by Munster Joinery are the maximum security Alutech Composite front doors. These have a secure five-point locking system. The Summerfields community will be added to over the coming years, with homes being added in phases of less than 100 at a time. Each group of homes will be thoughtfully designed to have its own identity and centralised open space, to give you a sense of place within your neighbourhood. Each house type features a contemporary open plan which seamlessly connects to the living spaces. The ultra-modern energy-efficient windows and doors give way to beautiful natural light in these properties. All of the houses come with at least three bathrooms, and at least 3 bedrooms. With accessibility, the development is designed to comply with all the requirements of TGD Part M - Access and Use. The design also follows the guidance in Building for Everyone: A Universal Design Approach. The internal layout of the houses is designed with the owner in mind - large open spaces allow for modern-day living. Each home comes with a 10-year structural Homebond to cover structural, mechanical and electrical. In terms of the affordable purchase price, the Local Authority will provide an initial equity "Affordable Dwelling Contribution" which reduces the purchase price of the property for successful applicants before being repaid over time. Applicant "purchasing power" will determine the price that the purchaser will pay for the affordable home and the amount of the Affordable Dwelling Contribution available. The Affordable Purchase Scheme helps people on low to moderate incomes buy homes at reduced prices. Through this scheme, Waterford City and County Council takes a percentage equity stake (share of the ownership) in the home equal to the difference between the open market value of the property and the reduced price paid by the purchaser. The scheme is aimed at first-time buyers and fresh starters but there are other exceptions to this. To be eligible to apply for Affordable Housing applicants must meet certain income, property and residency criteria. At a minimum, applicants must satisfy the following primary criteria for their application to be processed. You must have a legal right to live in Ireland. A limited category of second-time buyers (those who purchased previously but whose home is now demonstrably too small for their household needs) Applicants who are eligible and who submit a valid application will be assessed based on Waterford City & County Council's Scheme of Priority for Affordable Dwelling Purchase Arrangements Selected applicants will be required to submit formal mortgage approval and verify their application details and offered the opportunity to purchase a property in sequence until all properties have been sold.
